劳埃德银行9月7日公布的住房价格指数显示，英国8月房价同比下降0.4%，为2023年11月以来首次同比下跌；环比下降0.2%，平均房价降至298，468英镑。借贷成本高企、买卖双方观望，使住房交易继续承压。

　　房贷成本限制购买力

　　9月7日，英国两年期和五年期固定住宅抵押贷款平均利率分别为5.63%和5.68%，均高于年初水平。

　　劳埃德银行住房贷款主管Andrew Asaam表示，卖家不愿接受低于预期的报价，部分买家则等待市场形势明朗，交易因此减少。他预计，未来数月市场仍将较为低迷，但工资增长和就业韧性可能对需求形成支撑。

　　南部房价下跌，北爱尔兰继续上涨

　　地区表现明显分化。英格兰东南部房价同比下降1.6%，大伦敦地区下降1.5%；北爱尔兰上涨6.9%，苏格兰上涨3.5%。

　　尽管全国房价同比转负，8月平均价格仍较年初高出0.2%。此次下跌幅度较小，与地区间持续分化的走势并存。

　　该指数自2026年7月由“哈利法克斯住房价格指数”更名为“劳埃德住房价格指数”，计算方法保持不变。
