消息面上，9月18日，国新办召开十五五住房城乡建设发布会。会议主要提及房地产市场呈现“两个转变”：供求关系发生重大变化；二手房交易占比从20年27%提高到25年46%，26前8个月已达52%，进入存量时代。此外，9月20日，新修订的《住房公积金管理条例》正式落地施行，分析指出，此次改革标志着公积金制度从侧重支持购房，正式转向覆盖购、租、修、养的住房全周期消费保障，制度普惠性进一步凸显。
高盛报告指出，该行邀请上海普睿数智科技有限公司董事长、上海易居房地产研究院院长丁祖昱博士作为2026年中国物业专家电话会议系列第三位讲者。丁博士预期，物业市场短期供应大致平衡，因开发商赶在8月28日前取得施工/预售许可，但受销售模式改革影响，自2027年3月起预计出现为期12至18个月的显著供应短缺，其后约两年或逐步企稳。
