金吾财讯 | 内银股整体上扬，截至发稿，江西银行（01916）涨1.72%，工商银行（01398）涨1.41%，民生银行（01988）涨1.33%，中国银行（03988）涨1.27%，建设银行（00939）涨1.16%。消息面上，汇丰环球研究发布研报称，财政部、人民银行及国家金融监管总局联合公布全国性按揭利息补贴计划，该行解读为规模细、具针对性且对银行友好，有助在支持住屋需求的同时，把成本负担转至财政而非银行净息差。该行指，计划由2026年10月1日起生效，初步为期一年。首次置业人士购买面积不超过120平方米、价值不超过150万元人民币的房屋，可就每户最多100万元人民币的按揭本金，获每年1个百分点按揭利息补贴，为期最多五年；补贴由中央及地方政府按90%/10%出资。该行偏好由政府出资而非由银行承担的支持措施，因补贴可降低借款人实际按揭成本，而无需银行吸收减息，亦不会为银行资产负债表引入额外信贷风险；此针对性财政做法或可减少进一步下调贷款市场报价利率等全面宽松措施的需要。该行指，1个百分点补贴约相当于现行首套房按揭利率的三分之一，应可改善合资格家庭首五年置业负担能力，但计划影响料受较窄覆盖范围所限，150万元人民币楼价上限限制了其在不少高线城市的相关性。该行预期按揭敞口较大的银行受惠较多。
