内房股全线冲高 融信中国（03301）涨8.54% 机构料财政贴息有望对国庆期间楼市成交形成催化

金吾财讯 | 内房股全线冲高，融信中国（03301）涨8.54%，远洋集团（03377）涨6.45%，万科企业（02202）涨4.79%，世茂集团（00813）涨4.26%，雅居乐集团（03383）涨5.67%，绿城中国（03900）涨3.64%，龙湖集团（00960）涨3.40%，融创中国（01918）涨3.39%，碧桂园（02007）涨3.33%，中国金茂（00817）涨3.11%。消息面上，2026年9月29日，财政部会同央行、金管局印发《关于实施居民购房贷款贴息政策的通知》。财信证券表示，短期影响而言，政策于10月1日起正式实施，正值传统销售旺季，有望对国庆期间楼市成交形成催化。结合此前市场对贴息政策的强烈预期，政策正式落地后，地产板块或出现“利好兑现”式的短期波动，但基本面改善预期将对估值形成一定支撑。中期影响而言，比政策落地效果更值得关注的，是政策出台隐含的中央对楼市态度的转变。1）中央财政直接下场补贴居民购房，标志着住房政策从“优供给、保交楼”的供给侧发力，延伸至“降成本、促需求”的需求侧发力。2）二手房纳入贴息，意味着政策从“去新房库存”升级为“促整体流通”，存量房主导格局下，疏通置换链条比单纯去化增量更重要。3）未来政策将更注重精准覆盖而非全面刺激，行业总量收缩、结构分化的趋势虽难以逆转，但刚需和改善性需求的合理释放将获得持续的政策支持。
