机构：房贷利率突破7.2%压制购买意愿 美国成屋待完成销售数量创12年新低

金吾财讯 | 根据Rocket Companies（RKT）旗下的房地产经纪公司Redfin最新发布的报告，受9月底平均抵押贷款利率飙升至7.28%（创三年新高）影响，美国房地产市场买意严重受挫。2026年9月，经季节调整后的美国成屋待完成销售数量环比下降4%，创下三年多来最大单月降幅；除2020年4月受疫情封控影响外，待完成销售总量已跌至2014年春季以来的最低水平。报告披露，全美前50大人口集中城市区成屋待完成销售数量同比集体下挫，为三年来首次。西海岸高房价地区受高利率冲击尤甚，西雅图同比暴跌24.4%，洛杉矶、圣地亚哥与阿纳海姆降幅均超15%。报告显示，由于市场转变为买方主导，9月有14.5%的签约购房合同被取消（除去2020年疫情初期，创历史最高纪录）。杰克逊维尔与坦帕等买方市场城市的取消率更是贴近20%。全美房屋中位数售价同比仅微涨1.3%至393,895美元，创2月以来最小涨幅。约60.5%的已售房屋成交价低于挂牌价，五分之一的卖家选择下调要价。Redfin经济研究负责人指出，高利率正在挤出边际买家，但对于具备入场条件的购房者而言，竞争减少赋予了其在价格、修缮及利率买降方面更大的议价空间。整体市场正向价格平稳、买方话语权增大的方向演变。
